contracting of services

By booking any of our services, you agree that you have entered into a contract with Residence By Design Inc for such services. Residence By Design Inc reserves the right to refuse/decline or reschedule bookings with notice. Our measurement reports are prepared to the Residential Measurement Standards set forth by the RECA (Real Estate Council of Alberta) and are fully insured with errors and omission (E&O) insurance.

additional above grade square footage (rms measurement)

Additional above grade square footage in excess of 2200 sq. ft. is $0.05 per sq. ft. to a maximum above grade total size up to 3000 sq. ft.

Additional above grade square footage in excess of 3000 sq. ft. to a maximum above grade total size of 5000 sq. ft. is $0.10 per sq. ft.

Above grade square footage exceeding 5000 sq. ft. is $0.15 per sq. ft.

Optional below grade measurements are $0.04 Per Sq. Ft.

Additional developed square footage in excess of 2500 sq. ft. is $0.05 per sq. ft.

booking

During your booking, you'll be asked, "Which best describes you?"

Realtor booking in my name - I'll pay.

This means that, as the real estate agent listing the property, we will make out the report in your name using the information you provide. Your report may be given to agents representing buyers when they view the listing for this property but is non-transferable to other agents for their potential future listing of this same property.

Owner booking in my name - I'll pay.

This means that, as the homeowner, we will make out the report in your name using the information you provide. Your report is then yours to give to viewing agents and prospective buyers when they view your property if you're doing a "For Sale By Owner". Once your house sells, the report can be discarded as it is non-transferable to the next homeowner.

You may also give a copy of the report to any realtor you hire to represent you during the sale of your house. Should you hire multiple realtors (the house doesn't sell the first time etc.) you may use the same report. Once the house sells, both your copy and any realtor copies can be discarded.

payment terms

For all rms realtor services, an invoice will be emailed through FreshBooks accounting software at the conclusion of your service appointment. This invoice is due upon receipt and may be paid online through FreshBooks using a major credit card (or VISA Debit card), or via email money transfer to payments@residencebydesign.com.

Cash, check and prepaid credit card payments are not accepted.

service area/travel charges

Our service area includes the metro Edmonton area with the outer border marked by the communities of Stony Plain, St Albert/Morinville, Fort Saskatchewan, Sherwood Park, Beaumont, Leduc and Devon.

Travel past these communities is charged in both directions (there and back) at $0.49 per km plus GST to a maximum of 25 km past these communities. Travel further than the 25 km limit will require booking two 75 minute appointment slots back to back and a second service base fee in addition to the above travel charges.

Travel charges are calculated using Google Maps from the measurement appointment location back to the closest community listed in our service area. These travel charges are doubled for all "+ photography" services as two separate vehicles drive to the appointment.

During your service appointment, snap a picture of the RBD BUG, share it to your Instagram story and tag us - that's it! You'll see a $5 discount on your invoice.

no shows/late cancellations

All appointments are booked back to back and include travel time so it is very important that we are able to start on time. No shows or late cancellations will result in a non-refundable trip charge in the amount below being applied to the booking party. The trip charge amounts are:

rms measurement - $50
rms measurement + photography - $100
rms + iGuide - $50
rms + iGuide + photography - $100

An appointment is deemed to be a no show if we are unable to gain access to start the measure within 10 minutes of the scheduled start time. An appointment is deemed to be a late cancellation if it is cancelled or rescheduled less than 24 hours prior to the scheduled start time. Note that for a late cancellation or reschedule, if the now empty appointment spot fills, we do not charge the above fee.

Should multiple 75 minute time slots be reserved for a single appointment (due to the size of or excessive travel distance to the property) then a charge as described above shall be applied for each time slot. Would travel charges have been applied to a measurement appointment which was deemed to be a no show then those travel charges shall be added to the applicable trip charge(s).

If you read through all of that then you deserve a reward! For any service booked, if you place a coffee cup emoji at the end of the appointment address, we'll bring along a medium size of your favorite hot or cold beverage from McDonalds, Tim Hortons or Starbucks! Just let us know your order in the notes section of your booking. If you're booking on a desktop with no access to emojis, just mention your coffee order in the notes.

coupons/gift cards

Unless otherwise stated on a coupon, gift card or promotional offer, all coupons and gift cards cannot be combined, cannot be applied toward trip charges, no show or late cancellation fees and must be presented in person to Residence By Design staff at the time of the service appointment.

Only one gift card, coupon or discount (either percentage based or a line item discount) may be applied per invoice. When a coupon or gift card is presented while promotional or temporary pricing is in effect, only the larger of the discounts shall be applied.
